In Ward 1, 21.8% of the dwellings were medium or high density, compared to 10% in Lalor Park.

Dwelling Type is an important determinant of Ward 1's residential role and function. A greater concentration of higher density dwellings is likely to attract more young adults and smaller households, often renting. Larger, detached or separate dwellings are more likely to attract families and prospective families. The residential built form often reflects market opportunities or planning policy, such as building denser forms of housing around public transport nodes or employment centres.

Dominant groups

In 2021, there were 24,546 separate houses in the area, 4,338 medium density dwellings, and 2,527 high density dwellings.

Analysis of the types of dwellings in Ward 1 in 2021 shows that 77.9% of all dwellings were separate houses; 13.8% were medium density dwellings, and 8.0% were in high density dwellings, compared with 89.5%, 9.5%, and 0.6% in the Lalor Park respectively.

In 2021, a total of 95.7% of the dwellings in Ward 1 were occupied on Census night, compared to 93.7% in Lalor Park. The proportion of unoccupied dwellings was 4.3%, which is smaller compared to that found in Lalor Park (6.3%).
