The Number of Bedrooms in a dwelling is an indicator of the size of dwellings, and when combined with Dwelling Type information, provides insight into the role the MidCoast Council plays in the housing market for different age groups.
For example, where people aged 18 to 24 are in the workforce, one bedroom and bedsitters may be dominant. Upgrader areas housing families could have larger separate dwellings, while smaller units may be common for downsizers among older migrant communities.
To the extent that there may be a mismatch between bedrooms and Household Size, this topic can also look at the potential for overcrowding in particular communities, or the availability of extra bedrooms.

Dominant groups
Analysis of the number of bedrooms in dwellings for people aged 12 to 25 years in the MidCoast Council in 2021 compared to Regional NSW, shows that there was a similar proportion of people aged 12 to 25 years in dwellings with 2 bedrooms or less, and a lower proportion of dwellings with 4 or more bedrooms.
Overall, 9.5% of people aged 12 to 25 years were in dwellings with 2 bedrooms or less, and 48.5% in 4 or more bedroom dwellings, compared with 9.2% and 52.9% for Regional NSW respectively.
The major differences between the number of bedrooms per dwelling people aged 12 to 25 years in the MidCoast Council and Regional NSW were:
- A larger percentage of people in 3 bedrooms (34.9% compared to 32.0%)
- A smaller percentage of people in 4 bedrooms (35.2% compared to 37.4%)
- A smaller percentage of people in 5 bedrooms or more (13.4% compared to 15.4%)
Emerging groups
The largest changes in the number of bedrooms per dwelling for people aged 12 to 25 years in the MidCoast Council between 2016 and 2021 were:
- 5 bedrooms or more (+350 persons)
- 4 bedrooms (+345 persons)
- 3 bedrooms (-197 persons)
- 2 bedrooms (-104 persons)
